It looks like a stalled housing project on Princeton Avenue might finally be moving forward.
Council will consider adopting zoning amendments for a 26-unit development at 4607 Princeton Ave. at is Jan. 14 meeting. The application first came to council, under a different developer, in 2020. Third reading for rezoning was given by council in September 2024, however, required conditions have not been met for the rezoning to be finalized.
The current applicant purchased the property in fall 2022 and requested an extension to meet those conditions. Council agreed to three months.
The conditions have been met and include approval from the Ministry of Transportation and Transit, a $48,802 community amenity contribution, and an $18,000 transit contribution for a new bus shelter in the area.
Other requirements included a lot boundary adjustment with the neighboring property at 4597 Princeton Avenue and covenants for infrastructure improvements. Building heights are limited to 13 metres and at least 10 per cent of the dwellings must be flex units, offering adaptable living spaces.
If the zoning amendment is passed, a detailed form and character development permit will go to council for approval before any building permits are issued.
