Kelowna香蕉视频直播檚 urban centres show growth, but face challenges: Report

Kelowna香蕉视频直播檚 five urban centres each have their unique strengths and challenges. 

The Urban Centres Community Trends Report, going to council on March 10, breaks down trends including population, housing, transit, and parks across Downtown, Pandosy, Capri-Landmark, Midtown, and Rutland.

Downtown has seen the biggest population growth over the last five years. But it still has few grocery stores and no public schools. Pandosy has the largest population and is the only urban centre where public schools are available at all grade levels.

Capri-Landmark has the youngest population, with a median age between 24 and 44. It also has the lowest median income, with many residents earning low to moderate wages. Midtown has the smallest population and the oldest residents, with a median age of 65+.

Rutland has the highest number of youth and the densest population. It also has the highest percentage of residents who identify as Indigenous or a visible minority.

About 13 per cent of Kelowna香蕉视频直播檚 population lives in one of these urban centres. That number is expected to grow in the coming years. Urban areas are also getting younger faster than other parts of the city. Most residents in these areas live in apartments, and household sizes are smaller. Nearly half of the homes are rentals, and housing prices tend to be lower than in other parts of Kelowna. Capri-Landmark has the most affordable home prices. Although new housing developments are outpacing city expectations, many units are taking longer to fill.

People in Downtown and Pandosy rely more on walking, cycling, and transit. Downtown and Midtown have the best public transit connections. The province is also launching a Harvey Avenue Corridor study to explore rapid transit options along that route.

Kelowna香蕉视频直播檚 Richter Corridor Study, expected to wrap up in 2025, will improve links between Downtown, Pandosy, Kelowna General Hospital, and Okanagan College. UBC Okanagan is also looking at new transportation options that could connect its main campus, the airport, and Downtown via the Okanagan Rail Trail.

Access to parks remains a challenge in all urban centres. Some areas have parks just outside their boundaries, but the number, size, and type of parks vary across all centres. Midtown and Capri-Landmark have the fewest green spaces.
