Peachland needs to build 494 new homes over the next five years, according to the district香蕉视频直播檚 Interim Housing Needs Report (IHNR).
Over the next 20 years, the community will require 1,650 new housing units. The information was shared with council at its Dec. 3 meeting.
In 2019, the provincial government introduced changes to the Local Government Act requiring local governments to create Housing Needs Reports (HNRs). The goal is to provide evidence-based tools for planning housing types, and costs. HNRs must be updated every five years. Peachland completed its initial HNR in September 2023.
In November 2023, the province passed the Housing Statutes Amendment Act (Bill 44), to speed up housing development. This legislation requires, by Jan. 1, 2025, that local governments submit an IHNR with specific data, including housing needs for the next five and 20 years. The report also needs to highlight the importance of housing near transit and active transportation, and actions taken to address housing challenges since the last HNR.
Councillor Terry Condon pointed out that the district planning department had recently confirmed approximately 1,700 housing units have been approved to be built.
香蕉视频直播淭he problem as I see it is not planning for these eventualities, it香蕉视频直播檚 getting them done,香蕉视频直播 he said, asking what assistance the province might provide.
Mayor Patrick Van Minsel stated the district will broach that subject with provincial ministries in the new year. The province did provide funds to municipalities, based on population, to assist with housing reporting requirement.
香蕉视频直播淭he bigger cities got more money and have to do the same reporting as we do,香蕉视频直播 the mayor noted. 香蕉视频直播淚t香蕉视频直播檚 the same workload. The should give more money to the smaller communities because we need it.香蕉视频直播
The IHNR also estimates the district will need 33 new housing units over 20 years to address homelessness, with 16 of those needed in the next five years.
